Specialist Disability Accommodation (SDA) refers to specially designed homes for NDIS participants with very high support needs or extreme functional impairment. These homes include accessible features that help residents live more independently while allowing supports to be delivered safely and effectively. SDA can also reduce pressure on families and provide a supportive living environment alongside others with similar needs.

SDA funding is included in an NDIS plan for eligible participants and covers the cost of accommodation only, with other supports funded separately. Family Care Australia supports participants living in SDA to maximise independence and achieve the goals outlined in their NDIS plan. Our support focuses on improving quality of life through safe, accessible housing and meaningful participation in everyday life, including family, social, and community activities.

SDA homes are provided across four categories, depending on individual needs:

  • Improved Liveability – Homes with reasonable physical access and design features to support people with sensory, intellectual, or cognitive impairment, such as improved wayfinding and visual contrasts.

  • Fully Accessible – Homes with a high level of physical access, including wheelchair-accessible bathrooms, kitchens, entrances, and outdoor areas.

  • High Physical Support – Highly specialised homes with features such as ceiling hoists, assistive technology, emergency power solutions, and access to 24/7 support.

  • Robust – Homes designed with enhanced safety features, including impact-resistant materials and retreat areas, to reduce risk and improve stability.

 

Eligibility Criteria

  • To be eligible for SDA, participants generally must:

  • Have an approved NDIS plan

  • Be aged between 18 and 65

  • Have extreme functional impairment or very high support needs

  • Require specialist accommodation due to disability
